Professional staging adds finishing touches that sets a listing apart. It is said that a buyer's first impression of a home is captured within the first 10 seconds of arrival and walking through the door. Professional stagers have the artistic ability to create captivating spaces that are stylish, functional, and spacious.
Listing Consultation
Listing Consultations are a great option for clients who would like professional advice and direction on preparing their home for sale. We use a “walk and talk” approach to thoroughly review each area of the home with the owner and agents if they wish to be present. Our discussions may include furniture placement, decluttering, depersonalization, decor, and more. A checklist is provided to offer specific guidance and for taking notes on recommendations. By the time we finish, all questions will be answered and owners will be well informed on how to successfully prepare their listing.
Listing Consultations are $200. If requested, return visits to review progress and provide additional fine-tuning guidance is available for $100.
Vacant Staging
Our "Essentials Package" breathes life into an empty home with furnishings, colors, and textures that are sure to appeal to a broad range of buyers. The Essentials Package includes the Entry Way, Living Room, Dining Room, Kitchen, Powder Room, Bathroom, and Primary Room & Bathroom.
This package is $1,500 for most homes and any additional spaces are quoted upon request. In-home estimates are provided free of charge. The package includes a preview, planning, transportation, labor, setup, and destaging. All furniture, rugs, textiles, decor, art, etc will be provided for 30 days.
*Extensions are billed as a percentage of the initial staging price. During peak season, the weekly rate is 12.5%, biweekly is 25%, and monthly is 50%. During the off season, Nov. 1st through Feb. 28th, extensions are 40%, 20%, and 10% respectively.
*Additional charges may be quoted for travel and access restrictions.
Partial Staging
Partial Staging fills the gap between existing furnishings and what is needed to prepare the listing for photography and viewings. What is needed can range from light decor throughout to a full stage in certain rooms.
Every Partial Staging starts with a walk through and partial Listing Consultation. During our visit, we determine which furnishings should be used and which should switched out with our inventory. Once we have a plan in place, we will provide a written estimate.
This package starts at $1,000 including the walk through. Partially staged homes must be occupant free.
